We have found lots of tenant’s are able to argue and get notices made invalid because Landlords forget to do something. The following is a checklist to help you make sure you have done everything right. |

1. Make you sure that you sign the section 21 notice |
|
2. Keep a copy of the section 21 notice for your records |
|
3. Make sure you serve the section 21 notice the same day you sign it |
|
4. Give at least 2 months notice to your tenant in accordance with housing act 1988 s21 |
|
5. Make sure you serve a section 21 fixed notice if the tenancy has not come to an end |
|
6. Make sure you serve a section 21 periodic notice if the tenancy has come to an end and is now a periodic tenancy |

7. Make sure the date the notice comes to an end is the last day of the period If the notice is served during the fixed term of the tenancy there is no need for the notice to expire on the last day of the period of the tenancy |

8. Make sure the tenant can clearly see when the 2 months notice ends on your section 21 notice |

9. Keep proof of postage if you send your section 21 notice to your tenant by post |
|
10. If you hand deliver your section 21 notice make sure you take a witness with you to confirm delivery |
