How Do I Issue A Rent Increase
The law states that you must issue your tenant with a valid section 13 rent increase. This is available for only £9.97.Just remember a few key points
- You can only issue a section 13 notice every 52 weeks
- You will have to give at least 1 months notice to the tenant before the increase can begin
- You cannot increase the rent during the AST term but you can notify them that it will go up at the end of the 6 months AST term
- You will also need to have a new AST with the new rent amount
What Tenant’s Do When They Receive The Rent Increase Notice
- The will start to pay the higher rent.
Great this is what you want! - They refuse to pay the higher rent.
What we advise is to send details of current market rents in the area along with the rent increase notice. If this is done most tenants accept the higher rent as it is fair.
If they still refuse you have two choices:- One evict the tenant by serving them with a notice to quit and get a new tenant in at the higher rate or
- Two leave them in at the current rate.
